Ishant Enterprises manufactures bespoke, precision-engineered industrial shipping container conversions, Mild Steel (MS) site offices, security guard cabins, modular sanitary units, and high-tensile structural frameworks. Unlike mass-produced shelf hardware, each pre-engineered modular solution undergoes customized architectural CAD modeling, dedicated procurement of specialized raw materials (including ASTM-grade hot-rolled coils, structural steel tubular hollow sections, polyurethane foam panels, and thermosetting insulation), and manual structural welding.
Because raw materials, CNC panel cutting schedules, and fabrication labor are permanently committed immediately upon engineering blueprint clearance, our cancellation and refund policies are structured to reflect actual incurred manufacturing disbursements, depreciation of customized steel profiles, and logistical commitments.
Important Procurement Notice: By issuing a formal Purchase Order (PO), confirming an electronic quotation, or transmitting an advance milestone payment to Ishant Enterprises, the Buyer enters into a binding commercial contract governed by the stipulations herein.
Custom Fabrication vs. Ready-Stock / Standard Units
Cancellation eligibility and refund computations strictly hinge on whether the subject order is classified as a Custom Fabricated Order or an off-the-shelf Standard Stock Unit.

Modular multi-bay offices, custom dimension porta cabins, specialized acoustic generator housings, cut-out container cafes, and heavy customized equipment shells.
Standard Modular & Stock Units
Standard 06’x06′ MS Guard Cabins, 10’x08′ standard security posts, and unmodified 20ft / 40ft ISO dry storage shipping containers in prime factory condition.
Cancellation Prior to Steel Cutting & Fabrication
Clients wishing to cancel an uncommenced manufacturing order must transmit an explicit, timestamped written notice to our central accounts desk at ishantenterprises1818@gmail.com with the formal Purchase Order Number and Job Card Reference.
The 48-Hour Pre-Production Grace Window
If official written notice is received within 48 hours of purchase order execution AND prior to raw structural steel allocation or client CAD blueprint approval, the client is eligible for a refund of their advance deposit less a mandatory 5% administrative, metallurgical documentation, and architectural drafting fee.
* Note: If specialized non-stock materials (e.g., custom RAL tinted puff panels, fire-rated rockwool cores, or heavy industrial explosion-proof switchgear) have been ordered from third-party mills on behalf of the client, the full supplier acquisition cost will be deducted from any potential advance balance.
Cancellation Post-Commencement of Structural Cutting
Once engineering drawings have received Buyer sign-off and the production floor initiates structural uncoiling, cutting, or arc-welding, the contract moves through immutable fabrication stages with stepped liquidated damage deductions:
Phase 1: CAD Approved & Steel Uncoiled / Cut
Coil unrolled, tubular sections cut to bespoke sizes, floor base frame channeled.
Phase 2: Chassis Welded & Wall Panels Installed
External steel corrugated sheeting affixed, roof truss joined, structural primer laid.
Phase 3: Electrification, Fit-Out & Final Paint
Concealed wiring laid, marine-grade flooring mounted, polyurethane paint coated.

Commercial contracts at Ishant Enterprises are governed by a three-tiered milestone disbursement schedule aligned directly with plant manufacturing velocity:

Transit Damage, Delivery Defects & On-Site Inspection Protocol
Pre-engineered containers and heavy MS porta cabins are transport-critical structures. To ensure zero ambiguity regarding transit insurance coverage and damage liabilities, the following protocol is mandatory:
The client or appointed site engineer must inspect all corner castings, roof seams, doors, windows, and chassis alignments before the crane rigging is unhooked from the freight flatbed carrier.
For logistics handled under Ishant Enterprises transit scope: If visible transit shearing or structural distortion is endorsed on the Consignment Note (LR copy), our repair crew will be deployed within 72 hours free of charge.
Failure to document transit defects on the driver’s delivery challan or providing unhooking clearance to the crane operator constitutes final accepted delivery, voiding subsequent transit-related damage refund claims.

Under no commercial circumstances shall refunds, credit notes, or adjustments be issued for the following specialized line-items once executed:
Refund Method & Processing Timelines
Once a cancellation request or legitimate credit adjustment has been validated and signed off by the Ishant Enterprises Commercial Finance Directorate:
Note: Cash refunds are prohibited under corporate compliance policies. All disbursements must match the legal corporate PAN and bank account registered on the primary commercial invoice.
Governing Law & Arbitration
All quotations, project sales, purchase orders, and payment disputes shall be interpreted and enforced strictly in accordance with the Laws of India.
In the event of any claim, controversy, or dispute arising out of or relating to this Cancellation & Refund Policy, the parties agree to first seek amicable resolution through designated corporate representatives. If unresolvable within 30 business days, the matter shall be submitted to final and binding arbitration in accordance with the Arbitration and Conciliation Act, 1996. The seat and venue of arbitration shall be New Delhi, India, and proceedings shall be conducted in English and Hindi.
Exclusive jurisdiction for any judicial or interim relief shall vest entirely in the competent civil courts situated in New Delhi.
